Searching, Debt Ratios

Lender Spotlight allows you to search by GDS/TDS. Click the Rates section icon from the navigation bar. Then scroll the search filters to the GDS and TDS fields and fill in those numbers.

If you enter values for individual or both TDS or GDS, Lender Spotlight will return results that have a GDS larger than or equal to the entered GDS, and TDS larger than or equal to the entered TDS. You do not have to enter both values and can choose to use only either GDS or TDS.

Definitions

TDS: The total debt service ratio is a lending metric used by lenders to assess a borrower's capacity to take on a loan. The total debt service ratio, unlike the gross debt service ratio, includes housing and non-housing-related debts and obligations.

GDS: The gross debt service ratio is a debt service measure that financial lenders use to assess the proportion of housing debt that a borrower is paying in comparison to their income.
