Searching, Debt Ratios

Lender Spotlight allows you to search by GDS/ TDS. Click the "rates" icon on your left menu.

Then scroll down to the GDS and TDS fields and fill in those numbers.

If you enter values for individual or both TDS or GDS, Lender Spotlight will return results permutations that have a GDS larger than or equal to Borrower’s GDS, and TDS larger than or equal to Borrower’s TDS

You do not have to enter both values and can choose to use only use only one if you prefer.

Definitions

TDS: The total debt service ratio is a lending metric used by mortgage lenders to assess a borrower's capacity to take on a loan. The total debt service ratio, unlike the gross debt service ratio, includes housing and non-housing-related debts and obligations.

GDS: The gross debt service (GDS) ratio is a debt service measure that financial lenders use to assess the proportion of housing debt that a borrower is paying in comparison to their income.
